The Current Real Estate Market Offers many Great Values with lower prices and very favorable interest rates on home loans. The inventory of available homes gives you the home buyer many options to choose from as far as amenities, location, size and those things that are important to your needs.
Many of the Homes on the Market are Still Receiving Multiple Offers as savy buyers are snapping up the best deals as soon as the property is placed on the market, This has caused much frustration for some buyers in the Murrieta California market as they have lost out on homes that they truly had fallen in love with. The good news is buyers can put themselves in a better position to get their offers accepted if they will follow a simple game plan.
Make a List of the Must Haves in the home you desire Such as Five Bedrooms. Make a second list of amenities you would "Like to Have" such as Granite Counter tops or a swimming pool. Once that is finished it's time to go over each list item by item and ask Why each is needed or wanted. If you have a large family five bedrooms may be a need but you may be able to live without the pool and the expense associated with it.
Your Realtor should go over Your List With You So the Homes You Will be Viewing meet the "Must Haves" list and possibly have many of the " Like to Have" amenities but remember these are actually Icing on the Cake. Be honest with yourself and your agent so the houses you see can possibly become your next home.
Now Here is a Crucial Ingredient of Your Home Purchasing Game Plan that 95% of home buyers fail to do "Before" looking at homes and causes much frustration when their offer is not accepted in multiple offer situations. Get "Approved" for your home loan, not just pre approved, as this will help your agent only show homes within your price range. Secondly when you make an offer the seller will look at your offer in a favorable manner as you are ready to proceed to closing as the greatest fear of any seller is the buyer may not qualify for their loan.
Working With Professionals and Implementing This Simple Game Plan will put you in a better position as your agent negotiates your home purchase and will relieve much frustration for you the buyer.

This is good advice. Finding a local Realtor is really the key as well.
Cameron - We certainly have seemed to return to the time when buying home is a plan and not an impulse buy. For that, I'm thankful as we move forward.
MEL. A Local Realtor is a must Have. Thanks for your addition to my short list.
SARDI, You said it. It's buying a Home not a Piggybank.
Good list Cameron, I am glad you made this public....Hopefully people will read it and pay attention!
JANE, I hope they do read it and work with their Realtor.
Cameron...we also need to have a plan for our clients to fit their needs!
BILL, That's the reason about going over their list with them so they can make an informed deceision and choose from the best homes that meet their needs.
Nicely said - I hope you don't mind if I reblog this.
GEORGINA, Go right ahead.
Well written Cameron. Educating the public can never be done enough!
Thank you Greg.
Cameron- Very thorough and well written plan. I think the key step is the pre-approval. There is nothing worse when the buyer finds his perfect home and finds out he doesn't qualify. What a let down!
LORI, Thanks. I try and get my buyers to get fully approved then we only have to find the right home.
