You're So Lucky!!!! Yeah Right.

 After being in the Real Estate Business for 20 Plus Years I have learned hard work and determination brings positive results but it amazes me how some people equate Work that produces success with simply being Lucky. After all effort was put into the Work that produced the results and luck may be a factor but in and of itself luck is only a byproduct of the work.

 Last Saturday I held an Open House on a new listing that was priced to sell by the Bank who had foreclosed on the property. Normally the home that is held "Open" does not sell at the open house but in this instance I was determined to find a buyer who would recognize the great value presented. I was the only agent holding Open House in the area, can't sell houses at this time of year, so the competition must be on vacation. Great!!!!

  After the First Hour I hit the Lull of Open House's so I decided to walk down the street and talk to the neighbors and invite them over to see the new listing in their neighborhood. At one home in particular there were two men in the garage installing a new garage door opener so I walked in and handed them a flyer with the information on my listing and invited them to come take a look when they were finished.

 To make a long Story Short the two guys in the Garage came over and as it turned out they were investors who were looking for another property to purchase. Guess what happened? That's right they ended up making an excellent offer, I spoke with their loan officer and verified their qualifications, that was accepted by the seller on Thursday.

 When I Recorded this Sale on my office Sale's board one of the agents in my office made the statement to me that I was always "Lucky" and things like this never happened to him. When I asked what he did on this particular Saturday he said he was watching football as was his habit. Well I'll be damned I guess I am Lucky after all work must not have had anything to do with this sale.

 The First Time I Heard an Agent make the Statement " You're So Lucky" Was 20 years ago, many times in between then and now ,and maybe I'm wrong but in my opinion Work will produce positive results. If I was so lucky I would have won the Lottery by now.

Homeowners Beware of Mortgage Relief Scams.

 With The Economy in a Downturn Many Homeowners are Unable to Keep up With Rising Mortgage Payments. Some are suffering from a job loss and others have become overwhelmed by rising interest rates that are adjusting on their mortgage loans. The fact is this has become an epidemic across the Country as we hear and see stories everyday about the housing situation.

 With The Current Problems Facing these Homeowners We Now are Seeing Scam Companies Promising Help but their Motive is Greed. They will promise to speak with your lender and try to work out a loan Modification to lower the payment for an upfront Fee that may run into thousands of dollars. Loans can be Modified in some cases but some of these companies are not even calling the lenders but in the end they will tell you nothing can be done in your particular case. Think about it, how do you know if they tried or not?

 Before You Sign with any Company do some Research on them. Check with the Better Business Bureau, Ask for a list of past clients with phone numbers and Call them. Don't be hesitant to ask questions and expect their answers to be backed up with Proof. Remember most of these companies are new and only came into existence because of the shear numbers of people facing foreclosure.

 The First Thing You Should try is Calling Your Lender Yourself to try and work out a Modification. For some this may be difficult to do but many lenders are now more receptive to loan modifications. If you don't feel capable of doing it yourself you can get advice from the U.S. Department of Housing and urban Development (HUD) on their website. This may be a good place to start to get the help you need as you have worked very hard for your home and it may take some work to modify your loan but it can be accomplished. Do your research and you won't get scammed.

Introducing the Wilsons: What a Crew!!!!

   

 Since The Holiday Season Is Quickly Approaching and As Always I Am Reminded How Much My Family Means To Me I am once again remembering when our kids were just that, Kids!!!  Once again I am reminded as I grow older I am sounding more and more like my parents but the kids do grow up fast.

 The Great Thing About Families is no Matter How Many Miles May Separate the Members we are still close through our Love for each other and with pictures such as this the time spent together is recorded to last a lifetime. This picture was taken at the Los Angeles County Fair three years ago before my son and Daughter in Law moved their business 1500 miles away to Nebraska. We had a terrific day that began at 10;30 AM and lasted until midnight and boy did they help the Old Man spend some cash. Priceless!!!

Many Folks on ActiveRain have Written Posts About Their Families, I Love Each Post, so I Thought Maybe It Was Time to Introduce the Wilsons. Just your average family that loves God, Life, Harley's, puppies, tattoo's plus each other.

 Ladies First: Renee the young lady on the left is our daughter who is engaged to Jon, a police officer, whom I consider my Son In Law and she is the Apple of Papa's Eye. She also Is the only member of the family who is shorter than Dad and Jon is the only Cop I ever met who doesn't like donuts.

 Angela is the tall girl in the middle and she also is the Apple of Papa's eye. The "baby" of the family grew up with four older brothers so she is a feisty young thing that will voice her opinion when it's called for and I love talking "Trash" to her.

 Teri is my lovely wife who is the glue of the family and makes it all happen. You may notice She is holding the bag of Loot. Hmnnnn. Anyway, she is the reason I lost three inches in height over the course of 32 years as she keeps hitting me on the top of my head. The original Apple of Papa's eye.

 Justin is the handsome young man on the left and he is my "Road Dog" as we have put in many miles together on our Scoots ( Harley's) and that is always a great time. Dude has a tattoo on his Ribs that took 17 hours over five sessions to complete, Ouch!!!!

 Jon the cop was at work the day we went to the fair but I made sure to tell him what a fun day he missed and I brought him a Cinnamon roll. Ha Ha!!!

 Old Guy on the right is yours truly and with seniority by age I have the right to Love em and pick on them all I want!!!!! This picture hangs on the wall of my office so when things get tough I can stop and remember my blessings,

 The Current Real Estate Market Offers many Great Values with lower prices and very favorable interest rates on home loans. The inventory of available homes gives you the home buyer many options to choose from as far as amenities, location, size and those things that are important to your needs.

 Now Here is a Crucial Ingredient of Your Home Purchasing Game Plan that 95% of home buyers fail to do "Before" looking at homes and causes much frustration when their offer is not accepted in multiple offer situations. Get "Approved" for your home loan, not just pre approved, as this will help your agent only show homes within your price range. Secondly when you make an offer the seller will look at your offer in a favorable manner as you are ready to proceed to closing as the greatest fear of any seller is the buyer may not qualify for their loan.

Today Will Make History: Take a Moment to Give Thanks.

 Today History will be Made in the United States of America irregardless of the candidate you or I personally cast our respective ballot for. At the end of this day Our country will either have the first black President or the first female Vice President in the history of this Great Land and the world is watching. The beauty of it is we are witnessing history in the making.

 Much has been written about this Election and Tempers have Flared, even on ActiveRain, but we as Americans are a Blessed People and may we not hold opposing views against one another by burning the bridges of friendship. We The People have always been the backbone of this land and even though we may losing our voice to Professional Politicians we still have the right to vote that many in the world are denied.

 We all still have the freedom our forefathers fought and died for and one of them is the right to agree or disagree. This is still the land of opportunity to pursue our dreams and if we are willing to work for them they may become a reality. We can have as many children as we wish and when we walk into a grocery store it is stocked full of the foods we love. Much to be thankful for and at times we take it for granted.

 Please Take a Moment to Reflect upon the Blessings of Our Land and if you believe in God tell Him thanks. If you don't believe that is your right as an American but please count your blessings and be thankful we all live in the United States of America and today we voted for the President of our choice.

 As for Me I Have much to Thankful For and One of Them is my Therapist whose picture graces this post as she reminds me every time we get together I have freedom. I can ride for a day or go across the Country without being stopped at a checkpoint to produce documents proving I have the right to be there.The exception is the occasional stop by a Sate Trooper who for some reason thinks I may be Speeding.
